WALTHAM — Home-sales momentum in the state has failed to slow, even as fall arrived, according to the Massachusetts Association of Realtors.

MAR reported that 5,109 single-family homes were sold last month, up 17.9 percent from the 4,332 sold in the same month a year earlier.

Condo sales were a little less brisk, as 1,896 units were sold in September, up 8.7 percent from the 1,745 sold in September 2014.

“An active summer real-estate market has become an active fall real-estate market, as buyers and sellers were very busy in September,” said MAR President Corinne Fitzgerald, in a statement. “We haven’t seen an indication from buyer clients yet that their desire to own a home has cooled off as we moved into the fall. This momentum should continue for at least the next few months.”

The median price for a single-family home sold in Massachusetts last month was $340,500, up 4.8 percent from the same month a year ago. Condos sold last month had a median price of $305,000, even with those sold a year ago.

Meanwhile, tight inventory remains an issue, MAR reported.

There were 22,342 single-family homes on the market in September, down 16.7 percent from the September 2014 total of 26,807. Inventories have declined for 44 consecutive months.

On a positive note, the number of listings increased 5.7 percent, from 7,303 in September 2014 to 7,719 last month.

As for condos, 5,395 units were on the market last month, down 15.9 percent from the year-ago total of 6,415. Condo inventories have declined for 59 consecutive months — nearly five full years.

Listing last month totaled 2,755, up 10.9 percent.
