Michael Ballos and Laura Shifrin of Townsend Center Realty in Townsend have just completed a highly specialized course, Short Sales and Foreclosures, presented by the Council of Residential Specialists. The one-day course earns one unit of core credit toward the Certified Residential Specialist Designation. In addition both have earned certification as a Short Sale & Foreclosure Representative through the National Association of Realtors. This certification required additional webinar training.

Distressed sales-foreclosures and short sales–accounted for 32 percent of all home sales during the fourth quarter of 2009, according to the National Association of Realtors. Short Sales and Foreclosures gives agents the practical tools and skills they need to counsel clients about these types of transactions. The course explains the intricate steps involved with these transactions as well as the roles of lenders, sellers, buyers and cooperating agents. It includes dialogues and systems agents can use when they work with financial institutions and other owners of REO properties.

“This was an absolutely necessary course, you need to counsel your clients; whether they are buyers or sellers” said Ballos.

“I couldn’t agree more. I have been involved with short sales for @ 5 years now and as is everything else in our market, it is forever changing. Keeping up with the changes are more important in serving our clients and customers” said Shifrin.

The Council of ResidentialSpecialists is a not-for-profit affiliate of the National Association of Realtors comprised of more than 40,000 members. It awards the CRS Designation to experienced Realtors who have completed advanced professional training and demonstrated outstanding professional achievement in residential real estate. Laura earned her designation in 1988 however continues to take courses each year. Mike is currently working on obtaining his designation. Both are members of the Council of Residential Specialists.
